Additions

The design and building process of a new home or a room-addition to an existing home is much more extensive than a typical kitchen or bathroom remodel. Some important areas to understand are: City Planning and Building departmental codes & regulations, architectural design and engineering. This takes a dedicated and focused group within our company that solely concentrate on your new home project. Our goal (again) is to provide you with a design and delivery system that will enhance the experience. Below we summarize and explain in detail the areas of service we can provide for you.

Project Consultation

The first step is to meet with you and discuss your overall design and investment goals for your project. We can help by educating you in the many aspects of design and build. Some of the first things we will review is your current lot size, square footage, and setbacks. This information will establish the first parameters for your home redesign and expansion.

Planning Review

Once we learn your project requirements we research the possibilities with your city planning department. Most cities have both Design Guidelines and Civil Codes that dictate the possibilities for your new home. This is an important step so that once you retain us to begin the design we are off to a good start.

Architectural Design

This is where the creative process begins. We start by measuring and documenting your existing home within our architectural design software. This acts as a canvas for us to conceptualize our ideas and incorporate your design and investment goals. This process can take a few weeks to several months depending on the size of the project and your availability. The goal is to achieve a conceptual design so that we can go to the next step, analyzing the construction cost.

Construction Estimating

A common challenge for homeowners is to understand the cost of a project before getting to far along in the design process. At HomeSolutions we have designed our program to accommodate this. Once the conceptual design is close to your satisfaction the next step is to analyze the construction cost. Within our Design/Build process your investment goal is a primary consideration so this is an important milestone before we move to the next steps. We will conduct several meetings to establish the type of products and materials you prefer to use for each area of your house. We then prepare a construction estimate that approximates the overall cost. This information helps us to decide the direction of the project before we get to deep into the process.

We now have all the necessary pieces of the puzzle and the time has come to assemble them into a detailed plan set. The plan set complimented with the project specifications become the plan that is used to build your project. Completion of this phase is a big milestone and represents an important service your HomeSolutions team has accomplished.

Project Specifications

A key component to planning your project is documenting the specifications for the scope of work on your remodel. In addition to the plan set our staff will document the overall scope of work and material specifications eliminating the problems that commonly arise.

Permits

With completed plan set and specifications the last step, before we begin construction, is obtaining the Building Permit from your city. This can be a frustrating experience for a homeowner and we believe lies within our responsibilities. We have a strong working relationship with many of the cities across the tri-state area and prefer to relieve you of this responsibility.

Construction Begins

Early on in the design process you will have met your project manager. So when it comes time to mange your project you'll be dealing with a familiar face. Project Management functions behind the scenes and involves generating a construction schedule for ever step of your project, procuring materials, deploying employees and trade partners, and best of all finishing your project. We share the schedule with you at regular intervals so that you are never left out in the dark.
